The gate was dragging a two-inch groove into the concrete because the lower hinge plate had pulled loose from the post and the upper weld had cracked. We removed the gate, ground the post back to clean metal, welded a new hinge plate, and reset the gate on a fresh bearing. The photo log showed the old weld, the new weld, and the gate swinging clear by a half-inch at the latch line.

After a line of storms moved through, the gate had jumped the rail and was resting on the concrete with both rollers bent. We pulled the gate, replaced the carrier rollers, straightened the rail, and reset the guide posts. The result was a gate that rides the full length silence on brand new sealed bearings, with a limit switch reset to stop the travel exactly at the post.

The board had scorch marks near the transformer input and the opener barely clicked when the remote was pressed. We replaced the control board, checked the capacitor, and load-tested the motor before buttoning it back up. The homeowner got a photo of the burned board next to the new one, plus the part number written on the service record, so there’s no mystery about what was changed.

This cantilever gate had a cracked weld at the lower cross member that let the whole tail end drop almost three inches. We cut out the cracked section, plated the joint, and welded it back square with the frame leveled. After the repair, the gate tracked through the rollers without the belly-rub that had been wearing a flat spot in the pipe.

Access Control Keypad Rewire and Photo-Eye Realignment

The keypad was dead at the panel end, and the photo-eye, which is the infrared beam that stops the gate if something crosses the path, was misaligned by roughly two inches and flashing red. We pulled new low-voltage wire from the keypad to the board, realigned the photo-eye, and tested the beam interruption at three heights. The written record included a photo of the new terminations and the alignment verification.

A worn idler pulley on this leaf gate let the chain slack enough to slap the guide rail with every cycle. We replaced the pulley, set the chain tension to manufacturer spec, and adjusted the torque limiter so the gate stops on an obstruction without overloading the motor. The after-photo shows the chain sitting quiet and straight, and the service record names the part that came out.
