How BFT Products Fail - and How We Fix Them

• Aries swing-gate arms tearing the mounting bracket off the post. The Aries line uses a rigid articulating arm. On heavy gates in wet clay soil, the post shifts half an inch over a few wet-dry cycles. That half inch turns into a lever, and the bracket bolts pull out of the masonry. We remount with through-bolts and a steel backing plate, not lag screws, and we photograph the torque spec before we button it up.
• Deimos sliding-gate boards burning out the limit-switch circuit. The Deimos board is sensitive to voltage drop on long wire runs. When the limit switch leads run 200 feet down a driveway in conduit that’s taken on groundwater, resistance climbs and the board fries. We check line voltage at the board first, not last. Half the time the motor itself is fine.
• Phobos and Rigel photo-eyes tripping false reopen cycles after rain. The photo-eye lenses on these two lines fog internally in Houston humidity. The gate starts closing, sees a “ghost obstruction,” and reopens. Owners call it a haunted gate. We clean the lens, seal the housing, and set the beam alignment at 40 inches on center. That last part resolves most false trips without a single new part.
• Capacitors aging out early on 110V swing motors. BFT’s smaller residential swing operators use a start capacitor that does not love heat. In a Spring July, the inside of a metal motor housing hits 140 degrees. Capacitors rated for ten years die in six. It’s a $30 part. We stock them. No, we won’t sell you a new operator to fix a capacitor.
• Gearbox oil weep on older Phobos units. If you see a ring of dark oil at the bottom of the operator housing, the gearbox seal has stiffened. It’s not an emergency, but left alone it kills the gear set. We replace the seal, refill with the correct grade, and log the part number. A $60 seal beats a $900 gearbox every time.
