• FAAC 844 and 844ER: board failure from moisture ingress. The 844 control board is well-built but the enclosure’s gasket doesn’t love Houston-area humidity. Condensation inside the housing can corrode the low-voltage terminals and cause intermittent start commands. When we install FAAC equipment in Spring, we add sealed conduit fittings and, where the layout allows, reposition the housing to avoid the worst morning condensation.
• FAAC 595 and 770 hydraulic operators: seal leaks in sustained heat. These are less common in residential Spring but appear on estate gates. Hydraulic seals soften after years of Gulf Coast heat, and the gate starts to drift or sag mid-travel. We diagnose the leak by measuring the piston travel and checking the reservoir level, then rebuild the cylinder with the correct FAAC seal kit rather than replacing the entire operator.

We install OEM boards on anything under warranty and only offer quality aftermarket replacements when the unit is long out of warranty and the customer wants the price break.
